Simple but clean, friendly staff, good cable TV in the room. Someone of the room cleaning opened my cupboard, but only by curiosity.

The hotel was very closed to old town , nightmarket. The staff was friendly and helpful. But we had bedbugs I think in the room , after a couple of days I had around 200 bites over the body. People we met looked scared when they saw the bites we had. In pharmacy they recommended us to go to the doctor. We did so in Krabi and got different kind of treatments. So this was not so fun :-(((

Very nice staff and a good price. It was clean, they were cleaning up every day. Very central location but quiet. The restaurang had very good breakfast and food. It was easy to get anywhere with songthaew or tuk-tuk, you just walked round the corner and out in the main street. Good and free safetybox and luggage room if you went on trekking. I would definitily choose it again.

This was my third year to spend a few nights at the Royal. It s location, price, and friendly staff make it my favorite place to go when work requires me to stay in Chiang Mai.

This guesthouse gave excellent value for money, yes it needed a bit of a makeover, but the rooms were clean, the bedding and towles changed were every day and all for 400bht per night. The staff were both friendly, helpful, and polite, and nothing seem to much trouble for them, especially since they worked very long hours, every day of the week. The only down side of this guesthouse is the noise at night. The bar finnished at midnight, but on occasions noise filtered up from the bar area around 3am in the morning, also the building next door started work around 4.30am but them there is nothing the management can do about it this noise it comes from external sources. This Guest house offers excelent value and I would use it again. If in doubt just book for a night or tow you can always extend your stay. I stopped here for 20 days that was much longer then most people. If you want to go the the night bazzar the qickest way is to go out of the guesthouse turn left then next left until you get tto the lok hol road and turn right I am a fairly quick walker it took me just over five minutes.

The Lanna Style Room at 800 baht per night excluding breakfast is far too expensive. When we checked in, we were given the noisiest room available, when we refused we were offered a room facing another room across a light shaft hence lacking privacy. The third room was gruffy and dark. But I had no other choice but to accept, as I had prepaid my stay. The service was slack. Although expressly required, the room was not cleaned by 04.00pm. This hotel cannot be recommended.

Very run down. Corridor very dark. Room very simple. Should spruce up. Brighten up the place, it will be better. Get rid of old, discarded furniture lying around the staircase.
